Buying a Property

We understand it takes time to find the perfect property, when you do find the property you wish to buy make sure you contact us straight away. We will talk you through the conveyancing process.

Let us review the vendor’s proposed Contract of Sale before you place an offer or pay a holding deposit. We will identify potential planning restrictions, illegal works under building regulations, draw your attention to any easements or encumbrances that affect the title. In addition we can offer special condition wording or assist you with making a formal offer.

Once you have signed a contract we will:

  • Work with your lender to make sure their requirements are met in time for settlement.
  • Prepare legal documentation & exchange documents.
  • Apply for State Revenue Office stamp duty concessions, if applicable.
  • Order relevant searches to assist with statement of adjustments.
  • Prompt you to organise a final inspection of the property.
  • Attend settlement on your behalf.
  • Notify relevant authorities of settlement to confirm ownership change over.



Selling a Property

Once you have decided to sell your property and have chosen a real estate agent, it is time for Edge Point Conveyancing to prepare the Contract of Sale and Section 32 Vendor’s Statement. Once we have received your instructions regarding your property sale, we will immediately apply for property certificates. Our aims is to have the finalised Contract and Vendors Statement to your selling agent without delay. This is a benefit to you as your agent will then be prepared to sign prospective purchasers or formalise any offers that come forward.

Once the property has sold we will:

  • Prepare and submit your lenders discharge authority to prepare for settlement.
  • Apply for an early release of deposit (if available).
  • Liaise with the purchasers conveyancer or solicitor in anticipation of settlement.
  • Prepare legal documentation & exchange documents.
  • Crosscheck Statement of Adjustments submitted by the purchasers legal representative.
  • Direct the purchasers legal representative on how the settlement monies are to be drawn.
  • Attend settlement on your behalf.
  • Notify relevant authorities of settlement to confirm ownership change over.
